How do you tell a real facility from a marketing front?

I've called four places this week and every single one sounds identical on the phone. Same words like life changing and holistic, same pushy tone about beds filling up fast. How do you actually tell if a place is a real licensed facility versus just a call center forwarding leads to whoever pays the most? I don't want to end up somewhere that looks great on Instagram but is a mess once you're actually inside.

Another thing that helped me was checking whether the address on their website matches the address on the actual license. One place I called had beautiful photos of a house that turned out to be a stock photo, not their real facility, and their license was registered to a completely different location across town. I also called back a week later and asked the same questions to a different staff member to see if the answers matched.

Ask for the DHCS license number and the specific address it covers, then ask which body accredited them, Joint Commission or CARF, and when their last survey was. A real facility answers both in under a minute because their admissions staff deal with this daily. The marketing fronts I called stumbled, put me on hold, or transferred me to someone else who also couldn't answer. I ended up choosing the one place that emailed me their license number before I even asked twice.
